ASSUMABLE

Veterans Administration (VA) loans are often used by veterans to purchase homes, which can

be assumed by civilians and veterans alike. However, veterans cannot allow their loans to be

assumed without another inspection, which seems like double-dipping.

While the VA allows a buyer to assume a veteran's loan, the point of sale inspection (POSI) does not. This might be because it could lead to too many veteran owned homes being assumed without inspection.

Veterans can only sell their homes to qualified buyers—regardless of their veteran status.

The VA should stop lending to veterans who want to buy homes in communities with HOAs or POSIs, as it places unnecessary financial burdens on them.

The POSI waiver is only available to a small group of people, which is unfair and discriminatory.

Veterans can use their VA entitlements to purchase another home after foreclosure.

Avoid cities that require escrow for repairs, selling, renting, and assuming VA loans if you are a veteran.
